Acquisitions Manager - Mountain West and Texas

Job Description
The Acquisitions Manager is responsible for identifying and tracking self storage opportunities in their assigned region of the United States. The ideal candidate must be located within their assigned region, have knowledge of the market and a background in commercial real estate. The position requires a self-starter who can work remotely, has highly developed networking skills and the flexibility to travel as needed to see properties and meet with property owners or listing brokers.

Skill Requirements
  • Experience cold calling on commercial property owners
  • Flexibility to travel on short notice to visit properties and meet property owners
  • Skilled in presenting new opportunities to an investment committee
  • Experience in the self storage real estate space preferred, but not required
  • Strong organizational and reporting skills
  • Experienced in negotiating commercial real estate sales
  • Ability to work within a team atmosphere and prioritize tasks that match company goals
  • Networking savvy within the industry and ability to make friends fast – High EQ
  • Analytical skill set for real estate financial analysis

Project Coordinator

Job Description
The Project Coordinators will support Acquisitions Managers by helping with analysis, cold calling, follow-up, and organization to be sure that the ball is never dropped on a deal.

Skill Requirements
  • Review real estate analysis to understand why an investment would or would not make sense
  • Cold call to solicit self-storage owners to network or sell
  • Warm lead follow-up with self-storage owners in person and by phone
  • Document and track all aspects of a sale including; deposit deliverables, contractual timelines, due diligence deliverables and Travel to properties that are being considered for acquisition to shop the market, identify capital improvement projects, identify Track on market listings and inquire with brokers on timelines for offers
  • Build self-storage property and owner database along with contact and address information
  • Organize existing property loans that are expiring for acquisition opportunities
  • Identify self storage development opportunities in a market and communicate the opportunity to the development team
  • Network with brokers throughout the country to ensure that DXD is considered or contacted on every listed or unlisted market opportunity
  • Attend trade shows to build relationships with owners, vendors and industry insiders
  • Assist with obtaining debt on properties by providing required financials for lender requests
  • Organize financial materials for analyst underwriting and ability to convey property details
  • Attend and present acquisition opportunities to the investment committee weekly
  • Assist with Asset Management associated with the overall self storage portfolio


Job Description
An inhouse architect will be responsible for preliminary drawings and renderings to expedite the design process for our facilities. DXD Capital seeks an experienced architect who will be responsible for creating preliminary drawings and renderings during the entitlement and permitting process of our projects. This candidate will work at the front end of our projects and will also be responsible for selecting and managing the architecture firm who will develop the construction documents.

Architect Skill Requirements
  • Bachelor’s degree in Architecture
  • 6+ years of architectural experience
  • Entitlement and permitting process experiences
  • Proficiency in Revid and AutoCAD
  • Licensed architect preferred.
  • Ability to work within a team atmosphere and prioritize tasks that match company goals
