Albuquerque's self-storage landscape has just received a significant upgrade with the February opening of a state-of-the-art, three-level, climate-controlled facility. What sets this facility apart is its unique design, which features one basement level and a partially underground first floor. This strategic design allowed DXD to overcome potential zoning restrictions, maximizing the use of the available land. The site lies in the North East Heights off of Paseo Del Norte, a primary east-west corridor serving the affluent nearby customer base. The site was initially intended to be used as retail, but with little interest, the neighboring community approved its use for self storage. This benefitted the neighbors by reducing potential traffic, light pollution, and noise that is often seen with retail uses. Over the past decade, the Paseo del Norte corridor has seen extensive development of many kinds: multifamily, senior living facilities, single-family homes, and retail. The lack of storage development can be primarily attributable to the lack of vacant land parcels on which self storage can be built along with stringent zoning codes. Through extensive design iteration and review with the community, the three-story building containing 96,000 square feet achieved the needed zoning changes to the site and gained municipal support. It has a unique layout; the bottom floor sits nearly 30 feet sunken into the ground, maintaining consistency in height with nearby uses and preserving neighbors’ view of the Sandia mountain range. Based in Albuquerque, NM since its inception in 2020, DXD is proud to deliver its first facility in the Land of Enchantment and looks forward to seeing this amenity add value to its hometown community. |
