DXD Capital Buys Seven Self-Storage Facilities in Grand Junction, Colorado

DXD Capital, a private equity firm, has acquired the Hill and Homes Self Storage portfolio encompassing seven properties in Grand Junction, Colo.
A private owner sold the asset collection totaling 135,050 square feet for $13.4 million, Mesa County records show. The deal also included an $8.7 million seller carryback loan.
First VP of Investments Thomas Parson and Senior Managing Director Adam Schlosser with the LeClaire-Schlosser Group of Marcus & Millichap represented the seller and procured the buyer.
The Hill and Homes Storage portfolio offers a total of 922 units, ranging between 50 and 300 square feet. Amenities include drive-up access, 24-hour access, surveillance cameras, perimeter fences and gated access.
Six of the storage facilities are in Grand Junction, Colo., and one property is in Palisade, Colo. The facilities have access to Interstate 70 and state routes 50 and 6, depending on their exact position, at the following addresses:
Self storage street rates remain negative on an annual basis, but haven’t worsened in the second half of 2023, according to a recent Yardi Matrix report. As of November, the overall national street rate per square foot dropped by 4.2 percent to $16.57.
